Property investment is one of the most effective ways of obtaining wealth in the UK.
The UK property market is always on the rise. We are a relatively small island with a rapidly growing population. Every citizen will need somewhere to live, which means there will always be a demand for UK housing, making it a relatively safe investment if done properly.
With property investment, you get paid twice:
Once through monthly rent
And then again through capital appreciation - the growth in value of the property.
The laws of supply and demand mean that a rising population will inevitably cause property prices to increase.
On average in the UK, property prices double approximately every 10 years.
Property investing can however be risky if one doesn't know what one is doing.
The best investment is always to invest in yourself first through reading, listening, and learning from professionals.

Although not just a property investment book (or strictly about the UK), this is a necessary read for all aspiring property investors. Robert Kiyosaki describes the lessons he learns from his friend's dad (Rich Dad) compared to the lessons he learns from his own dad (Poor Dad). This book covers the fundamentals of acquiring wealth through assets and explains the importance of passive income over active income. Although written about the US, the principles in this book are transferrable to the UK.
Rick Gannon explains how he got into purchasing and letting HMOs (houses in multiple occupation) after a career in the police force. This book contains valuable lessons from a HMO expert.
Written by Simon Zutshi, the founder of the Property Investors Network (PIN) and Crowd Property, Property Magic outlines the fundamentals of property investment and explains how to build a £1 Million property portfolio with £50,000 yearly income in just 12 months. All aspects of property investment are covered, including different strategies, sourcing deals, financing/mortgages (including Purchase Lease Options) and more. One of the best books on property investment for beginners.
Another great book from Rick Gannon. Part 1 of this book reiterates the principles of purchasing property and explains different strategies along with what makes a good property deal. The second half of the book explains Rick's 45 different ways to find property deals. It would be difficult to fail at sourcing property deals when you know this many ways to find them.
Written by Rob Moore and Mark Homer of Progressive Property, this is another great book for both beginner and experienced investors. This book covers everything from deal-making to finance to investment areas and more. Honestly one of the best books on property investment I've read.
Robert Heaton and Ye Feng. Volume 1 is a very detailed book written as a complete course aimed at beginners and those who have been investing for a few years. Volume 2 I have not yet read, but this is aimed at more experienced investors looking to improve even further.
A collaboration between Rick Gannon and Mark Homer, this book has recently been updated (2020) with up-to-date advice on how you can be prepared to thrive in the next downturn of the property market, which might not be too far away. The real money is made in property when others get scared and decide to sell - that's where the deals are.
Jacquie Edwards built her property portfolio without having to save up for a house deposit. She did that through the rent-to-rent strategy and this book explains how you can do it too. It covers everything from setting up your business structure to market research, viewings, and securing your first rent-to-rent deal.

This is an old one (2006) and I'm not aware that it's been updated so the prices won't be accurate, unfortunately. However, it's still a valuable resource and gives you an idea of how long refurb jobs take and what's involved.
Another old edition from Sarah Beeny, and structured more like a textbook, this is a hugely informative volume covering every aspect of property developer process from assessing the market to renovating and finally, letting it out. It includes multiple case studies of refurbishment projects with all the figures so you can see what has to be done and what can go wrong. This is one of the most comprehensive property development books I've read.
A short book but well worth a read. Toby offers some tips for the property investment process from the perspective of a builder.
Chris Jenner is a chartered structural engineer who has been working in the construction industry for over 25 years. This handy guide is a valuable tool for assessing building defects on your potential property deals. Having the knowledge of common defects and how difficult and expensive they are to repair could give you the jump on less knowledgeable investors that are interested in the same property. On the other hand, not knowing enough about a serious building defect could leave you investing in a potentially non-profitable money pit.
